What is the application fee?

If a credit check is run there is a non-refundable fee of $25. However, if we do not run the credit check, there is no application fee.

How much is the security deposit?

The security deposit is equal to one months' rent. However, if you have a credit score of 680 or above you can qualify for a $200 deposit.

Do I have to sign a year lease?

No. We do all of our rental agreements on a month-to-month basis!

Why Month-to-Month?

We have found that month-to-month rental agreements work best because they allow for flexibility. When you are ready to move out, we just ask that you give us a 30-day notice of your intent to move out. This allows us to begin the process of getting your unit ready for the next resident. For residents who rent a unit for less than 6 months, there is an additional fee of $75 per month for short-term occupancy. This fee helps cover the cost of turning around the unit so quickly, but we do allow for this, as we know that sometimes you only need a short-term residence.

Do you allow pets?

Yes. At Brook Forest Apartments, North Ridge Place, and Winter Haven Village we allow up to 2 cats, but no dogs. At Alpha Apartments and our rental homes you may have 1 dog.

Is there a pet deposit?

No. We do not have a pet deposit, but we do require that a full security deposit is put down on the unit.

Is there a leasing office on-site at each apartment complex?

No. Our office is located at Winter Haven Village (3401 W. Alexis Road, Toledo, Ohio 43623). But our Office Manager can be reached via phone at 419-345-1784 and you can set up an appointment to tour a unit!

What are the office hours?

Office hours are Monday, Wednesday, and Friday from 11am - 4pm. However, if the office is closed, please call our Office Manager at 419-345-1784.
